We do this every three months. We find it is good to keep in regular contact with you and keep on top of maintenance issues. Also in many cases, insurance companies require an inspection every three months as a part of their policy. We will always give you written notice of an inspection, and make sure we are as least disruptive as possible during the process.

Unless we have specified on your tenancy agreement that you are able to have a pet or pets, then you are NOT permitted to introduce any pets to your property. If you are unsure contact us before you get a pet, this could lead to huge disappointment otherwise.

For immediate attention to any urgent or potentially hazardous issues at the property, such as exposed wiring or a burst hot water cylinder, follow these steps: *Electrical Concerns Shut off the main power switch right away. *Water Leaking Turn off the water supply at the primary shut-off valve. 1. Contact Your Property Manager Try to reach your Property Manager for urgent repairs. If you fail to reach them after hours, you may directly contact an emergency contractor. 2. Understanding Urgent Repairs The Residential Tenancy Act identifies urgent repairs as the breakdown of essential services like water, electricity, heating, or hot water systems, as well as any damage that renders the property unsafe or unsecured. * Important Note If a repair can't be classified as an emergency, you may be liable for the repair costs. Emergency repairs are defined as those that create a significant risk of injury or make the property insecure or unsafe.

Generally it is your responsibility as a tenant to maintain the house and grounds in a good, clean condition, we pointed this out in our tenancy agreement. Here is a list of things that you, as a tenant, are responsible for: Replacing any blown light bulbs Maintaining the gardens and lawns (unless otherwise specified in your tenancy agreement) Blocked Drains – if the drain has blocked purely due to negligence Any damage happened during your tenancy Ensuring all smoke alarms have working batteries & informing us if the alarms stop working at any stage during your tenancy.
